Structural Remediation and Extension at Epsom Surrey KT18

At EMA Structures, we take pride in our ability to handle diverse structural challenges, ensuring both stability and innovation. Our recent project in Epsom Surrey KT18 perfectly illustrates this dual focus, as we were tasked with addressing a significant issue in an existing structure and subsequently designing an elegant extension for the client's home.


The Initial Challenge: A Moving Staircase and Retaining Wall

The project began when our client asked us to assess a movement issue in the existing structure, which consisted of a piled retaining wall made up of 500mm diameter piles with an 800mm-wide capping beam. This was accompanied by a reinforced concrete staircase, designed with 240mm parapet walls on either side and a 250mm waist ground bearing slab. Over time, movement had been observed in the staircase and retaining wall, prompting the need for a comprehensive structural review.


Our Assessment and Recommendations

Upon investigation, we confirmed that the structure required immediate remedial work. To address the movement and ensure long-term stability, we proposed several solutions:


Underpinning: We recommended that the staircase foundation be stabilized using isolated block mass concrete underpinning or continuous mass concrete underpinning. This was to be done in short sections (no more than 1.0m in length), ensuring consistent support during the repairs.


Concrete Gap Remediation: To address the gaps between the parapet and retaining wall, we suggested removing the existing concrete using a grinder, creating a clear gap, and installing a 35mm Flexcell board. An epoxy repair concrete mix would then be applied, ensuring all empty spaces were filled without air pockets. Finally, the expansion joint would be sealed to prevent further movement.


Monitoring and Follow-up: We recommended monitoring the gap for a six-month period, using Tell Tale monitoring kits to record readings every month. This would help determine if the movement was progressive or had settled after the remediation work.


The Extension Design

Once the structural issues were resolved, the client entrusted us with designing the second-floor extension to their home. The goal was to create additional space while maintaining the aesthetic and structural integrity of the property. Our team worked closely with the client to design an extension that seamlessly integrated with the existing structure, providing both form and function.


The project’s success lay in our ability to transition smoothly from addressing structural issues to designing a new space. The client now enjoys a stable, safe property with enhanced living space, designed to meet their evolving needs.
